I trust everyone had a fun safe Labor Day weekend.

Lease Renewals: Tenants, Month-Month is NO LONGER AN OPTION. Each month now we will be sending out either an addendum to your lease or a new lease depending on how long you have been a tenant with SMART. If you have resided with SMART for 1+ years – expects a new lease. A market study is being done on each and every lease coming due, your rent will either remain the same, it may go up or even down in some instances. You will have 2 options either renew for a year or give the Official 30-Day Notice. Also, your lease requires Renters Insurance. When returning the new lease or addendum please include a copy of the Declaration Page of the Insurance. This is a requirement to your lease and we are keeping track.

If your lease was with another company and we obtained the property – new lease will be required. NO EXCEPTIONS.

Repairs to Properties: Remember that all repairs MUST be in writing. NO VERBAL REQUESTS WILL BE TAKEN. You have maintenance forms that you can fill out and mail or fax (702.974.0191) to us, go to our website at www.ManageVegas.com, Tenant Page and click on Maintenance Request or send us an email at: repairs@managevegas.com. PLEASE DO NOT USE THE EMERGENCY NUMBER UNLESS IT IS A TRUE EMERGENCY.

Remember – you can now pay your rent online at www.managevegas.com – please contact David Mazey to get setup – it’s easy. it’s quick and you won’t be late! Also, by paying online – it’s reported to the credit agencies and you can improve your credit score as well! If you are paying online – remember that the portal opens the 20th of each month and close on the 5th. If you try to pay after that – YOU ARE LOCKED OUT and must come to the office and pay the rent!

NEW TENANTS: REMEMBER WE MUST HAVE YOUR PROPERTY CONDITION REPORT IN OUR OFFICE 10 DAYS AFTER YOU HAVE MOVED IN. It can be emailed to the office and sent to becky@managevegas.com. Otherwise, you will receive an email from Becky requesting the form. This is for your benefit whenever you move out so you won’t be held responsible for items if you did’nt notify SMART!
