SMART Maintenance and Troubleshooting Checklist

At SMART, we take maintenance requests very seriously. Before we can process a request, it must be submitted to us in writing. That means a maintenance request can be faxed, emailed, mailed, or reported on our website. 

Verbal requests will not be responded to.

Prior to submitting a work request, we encourage all of our tenants to review the following maintenance checklist and troubleshooting solutions:

OVEN IS NOT WORKING: Check the time-bake to be sure the settings on the unit are not preventing the oven from operating. An oven set on time-bake WILL NOT HEAT. An oven on time-bake can mean a charge to you, the tenant.

AIR CONDITIONING DOES NOT WORK: Check ALL the circuit breakers. Often during hot weather or if a circuit breaker overloads, it will trip off the breaker. A tripped circuit breaker is often difficult to see and it would appear that it is not. Therefore, you must turn the breaker all the way off and then turn/flip the break all the way on. If you do not turn the breaker all the way off, it does not RESET itself to correct the problem.

GARBAGE DISPOSAL: Check underneath the disposal unit and push the reset button. If something is stuck and the blades DO NOT turn, try putting a broom handle/stick down the disposal and give a gentle twist/push. DO NOT UNDERSTAND ANY CIRCUMSTANCES PUT YOUR HAND IN THE DISPOSAL! This can break the disposal loose and hopefully it will work. PLEASE MAKE SURE THE DISPOSAL IS OFF!

ELECTRICAL OUTLETS: 1) check the GFI plug, which is usually located in the garage, patio, kitchen, and bathrooms. 2) Reset the GFI (usually a red or black button) and most likely it will restart. 3) If there is more than 1 GFI, it is a good idea to check around the house to be aware if an electrical problem should occur.

CIRCUIT BREAKERS: Check all appliances to see if too many items are in use such as irons, microwaves, toasters, curling irons, blow dryers, computers, tv’s are causing an overload.

SMOKE ALARM: First check the batteries. If a new battery does not work, call in a work order. Tenants are responsible for the replacement of batteries. DO NOT UNDER ANY

CIRCUMSTANCES REMOVE OR CUT WIRES TO THE SMOKE ALARM(S): Normally the smoke alarm will start beeping when the batteries are low or not working. Periodically test the alarms to make sure they are functioning properly.

What About Emergencies?

The following conditions are considered emergency situations at SMART:

  • No heat
  • No A/C
  • Water heater explodes
  • Refrigerator is warm

If you experience any of these, please call SMART on the weekends, holiday, and after normal business hours.

If an emergency occurs during normal business hours, Monday-Friday from 9am-5pm – please call the office number at 702.750.9725.

If there is a life-threatening emergency such as fire, flood and/or uncontrollable water, electrical problem, the smell of natural gas, etc.: Contact these utilities first, then contact SMART.

  • Immediate danger such as fire call 911

SMART Rental Qualifications

The following are Southwestern Management And Realty Team’s (SMART) guidelines for renting a property through SMART. Each and every application will be reviewed by a member of SMART and could be adjusted depending on credit/income and the application itself. Please be truthful!

Rental Qualifications

  • Applicant MUST be 18 years or older and application fee is $65.00 per person and is non-refundable.

Credit

  • Minimum score of 650
  • No EVICTIONS in the past 5 years
  • No utility collections (gas, power, water)

Income Verification

  • Income MUST be 3 times the monthly rent for good credit 650+ and 4 times if applicant has poor credit but good income.
  • MUST be verifiable
  • MUST be with current employer for at least 6 months.
    **If self-employed—CPA financial statements and/or tax returns are acceptable.

Employment History

(you could be required to show proof if requested, paycheck stubs, etc.)

  • Verifiable employment history for the past 3 years
    **If self-employed/retired/not employed—can verify income with signed tax returns and/or bank statements.

Rental History Verification

  • Verify for the past 3 years
  • Must provide: Landlord Names, and phone number, email (if available) on the online application.

Criminal Background Check

SMART does check—Criminal, Sex Offender and Terrorist database

  • NO sex offenders
  • NO crimes—violent crimes, prostitution, domestic violence, possession of weapons or illegal drugs

Pets

MUST be 30 pounds & under & absolutely no violent breeds—ask SMART for the Pet Policy

  • 2 pets max
  • NO ferrets or snakes
  • NO Dangerous, poisonous or illegal pets
  • NO aquariums larger than 10 gallons

Emotional Support pets are NOT considered a Service Animal and not under ADA laws.

SERVICE ANIMALS ARE OF COURSE ACCEPTED AND WILL REQUIRE THE PROPER GOVERNMENT ISSUED DOCUMENTATION.
