Owner Newsletter – March 2018

Happy March SMART Owners!

Can you believe it’s March already! SMART has been extremely busy since the first year of the year–we have had added many new Owners in January and February which we are very pleased about. To ALL the new SMART Owners–again–WELCOME!

Some of you have expressed interest in wanting to purchase more property. SMART has some current Owners that are wanting to sell. If you are interested, please let me know and I will put you in touch with Mark as he is handling the sale of these properties. You can contact Mark directly at 702.750.9725 x223 or email him at mark@managevegas.com. Majority of the properties do have tenants in them and this can be a seamless transaction and the tenants wouldn’t even have to know! Buy a property with immediate income. All these properties are in great locations, with great tenants in them.

LEASE RENEWALS: When I am reviewing the leases, I am raising about 70% of the tenant’s rents. Remember–I am raising the rents just enough so it will not make sense for the tenants to leave and you still can get some extra income. Some areas are just holding firm on the rental rates.

HOA VIOLATIONS: Should you receive a letter about a violation–please fax or send to direct to Echo at echo@managevegas.com.

On a personal note–last week I was out for several days due to a family emergency. My baby of 14 years, Sapphire passed away in my arms on 2/15/18. She had been sick for a while. Mark and I are still distraught but we are dealing with an empty house of loud silence. For all of you who are animal lovers like us and the complete SMART office staff. Pets are not pets–they are members of the family. Our fur babies, now and the ones who have passed. Think happy memories and give them love.

I came across this poem. I’m sorry if I have left you crying but it’s beautiful:

Pawprints Left by You by: Teri Harrison

You no longer greet me as I walk through the door. You’re not there to make me smile, to make me laugh anymore. Life seems quiet without you: You were far more than a pet. You were a family member, a friend, a loving soul I’ll never forget.

It will take time to heal, for the silence to go away. I still listen for you and miss you every day. You were such a great companion, constant, loyal and true. My heart will always wear the pawprints left by you.
