Happy Summer SMART Owner!

Well it’s that time of year again! School is out and family vacations begin!

We have received a number of HOA violations regarding weeds and trash cans. When you get an HOA violations, please direct those immediately to Sophia, [email protected]. We are contacting the tenants for resolutions and if a fine is imposed, it will be charged against the tenant. Fines will be posted first, then rent.

Property Turnarounds: we have getting properties turned over in less than 2 weeks. once a tenant gives 30day notice, we have begun advertising and getting properties reserved very quickly. Especially in the spring and summer as families make their school moves. Some with no down time at all. Should your property manager contact you- PLEASE communicate immediately as funds maybe required immediately for any repairs for the completion of the property.

Happy Father’s Day to all the dads, husbands, grandpa’s, soon-to-be-dads, like a father to you, dad’s that have passed – the ones your hold special in you heart. Cindi was daddy’s little girl even into her 50’s. y father was my best friend, my hero, my rock, my everything. I miss him so very much – sometimes I feel like a part of me passed – when he passed. Treasure the moments of family. Life goes by far to quickly.


EMAILS! SMART cannot stress enough the importance of emails. Managing so many properties, it is impossible for us to remember everything. Emails is our main source of communication. The writter is powerful – your words are your words, same as with us. PLEASE use email as often as you can – this is our filing cabinet for your property. Unless it is a TRUE Emergency, please call us. SMART actually responds better and faster to emails than phone calls- many times someone could be out of the office and not get the call – but emails can go to cell phones.

SMART Rental Qualifications

The following are Southwestern Management And Realty Team’s (SMART) guidelines for renting a property through SMART. Each and every application will be reviewed by a member of SMART and could be adjusted depending on credit/income and the application itself. Please be truthful!

Rental Qualifications

  • Applicant MUST be 18 years or older and application fee is $65.00 per person and is non-refundable.


  • Minimum score of 650
  • No EVICTIONS in the past 5 years
  • No utility collections (gas, power, water)

Income Verification

  • Income MUST be 3 times the monthly rent for good credit 650+ and 4 times if applicant has poor credit but good income.
  • MUST be verifiable
  • MUST be with current employer for at least 6 months.
    **If self-employed—CPA financial statements and/or tax returns are acceptable.

Employment History

(you could be required to show proof if requested, paycheck stubs, etc.)

  • Verifiable employment history for the past 3 years
    **If self-employed/retired/not employed—can verify income with signed tax returns and/or bank statements.

Rental History Verification

  • Verify for the past 3 years
  • Must provide: Landlord Names, and phone number, email (if available) on the online application.

Criminal Background Check

SMART does check—Criminal, Sex Offender and Terrorist database

  • NO sex offenders
  • NO crimes—violent crimes, prostitution, domestic violence, possession of weapons or illegal drugs


MUST be 30 pounds & under & absolutely no violent breeds—ask SMART for the Pet Policy

  • 2 pets max
  • NO ferrets or snakes
  • NO Dangerous, poisonous or illegal pets
  • NO aquariums larger than 10 gallons

Emotional Support pets are NOT considered a Service Animal and not under ADA laws.
