Owner Newsletter – February 2016

Las Vegas Property Management SMARTSMART OWNERS

February 2016

January was one of the best month’s SMART had in leasing properties. Right after the 1st of January, the flood gates opened and we leased properties to great tenants. As of this newsletter, we only have 1 listing on the market – we are at 99.9% occupied! Maybe that is part of the reason we were Best of 2015 for Property Management! Thank you to all the Owners if we needed something to finish up your property.

1099’s have been sent out to the address we have on file. If you have ANY questions regarding your 1099 – please direct those to David Mazey, Accounting Manager at 702.750.9725×226 or email him at [email protected]

January 2016 was also a great month for adding new Owner’s to SMART. We had 10 new owners and we welcome you to the SMART family!

Want to know what your property is worth? Remember you are eligible for the SMART Listing which can literally save you 1000’s. Some Owners have used this program and were pleased with the final results. Please call or email direct to Mark hall, Broker who can assist you with a value. Mark’s number is 702.750.9725×224 or at mark,[email protected].

HOA Violations: Yes we all love the HOA’s. If you received a violation, please email or fax to the office so we can contact the tenant in a timely fashion. We MUST have the letter that states what the violation is and the response form.

HOME WARRANTIES: If you have recently purchased a new home warranty, please contact the office so we can update your file. If there is nothing on file, we will use our vendors.

Rents: I know that many of you are concerned that we do not raised rent. Why is that? Different parts are of the valley are bringing in different values. Many are staying the same., North Las Vegas some of the developments have actually been lowering in rents. If the rents are lower- I am keeping the rent the same. If there is no change, rent will remain the same and the areas that are bringing in higher rents – we are raising when we can but not enough for them to move. Cindi personally checks each and every property and run comps each and every month with lease renewals to see if we can raise the rent. Even if rent is increased- the tenants like the service of SMART and want to stay. That speaks the volumes- we are doing our job.
