FAQ: What Should My Property Rent For?

SMART takes rent very seriously. We know that pricing a rental correctly will attract quality tenants. However, it can be difficult to decide how much to charge because we know you want to make the most money possible. However, you don’t want the rent too high — or else your property may stay vacant. 

Our team goes through a 3-step process in determining how much a property should rent for. From this process, we’ll put together a rent analysis of your property.

The following are questions we ask in determining a fair market rent:

Step 1: Is the property in good condition?

We charge slightly different rents based on how desirable the unit is. We look at flooring, paint, fixtures, landscaping, and appliances to determine the condition and value of the property.

We also examine amenities — such as parking, storage, wifi, washer/dryer access, pool, balcony, air conditioning, etc.

Step 2: Is the property in a good location?

Just like with any business, location can have a big impact on your revenue. Great tenants look for a property that is close to their employment, as well as grocery stores, restaurants, and community parks.

It’s all about lifestyle quality, and a great tenant is often willing to pay more or overlook less desirable aspects of the rental unit if the property is in a great neighborhood.

An hour-long commute to work or having to go out of their way to get a nice dinner can be a deal breaker for tenants who are looking for a long-term place to call home.

If your property is in a desirable location, you can attract higher-quality tenants and charge a higher rent.

Step 3: What do comparable units go for in the area?

Market Rents simply refers to the going rate for rental properties in a specific area.

Ultimately, your rent is determined by what the market will absorb. The most important information you’ll need is what other landlords are charging their tenants.

While we have a close finger on the pulse of the Las Vegas rental market, curious landlords can use the following free rent analysis tools as well:

  • Padmapper – Enter a zip code and find local properties for rent (from Craigslist). Click on a local listing for rental rates as well as a calculation that tells you the price and percentage that listing is above or below other nearby similar properties.
  • RentBits – Track average rental rates for the last 14 months.
  • Rentometer – a tool for comparing rent rates.
  • Zillow – Zillow has its own “Rent Zestimate” data that can be found by entering any address into their search.

SMART Rental Qualifications

The following are Southwestern Management And Realty Team’s (SMART) guidelines for renting a property through SMART. Each and every application will be reviewed by a member of SMART and could be adjusted depending on credit/income and the application itself. Please be truthful!

Rental Qualifications

  • Applicant MUST be 18 years or older and application fee is $65.00 per person and is non-refundable.

Credit

  • Minimum score of 650
  • No EVICTIONS in the past 5 years
  • No utility collections (gas, power, water)

Income Verification

  • Income MUST be 3 times the monthly rent for good credit 650+ and 4 times if applicant has poor credit but good income.
  • MUST be verifiable
  • MUST be with current employer for at least 6 months.
    **If self-employed—CPA financial statements and/or tax returns are acceptable.

Employment History

(you could be required to show proof if requested, paycheck stubs, etc.)

  • Verifiable employment history for the past 3 years
    **If self-employed/retired/not employed—can verify income with signed tax returns and/or bank statements.

Rental History Verification

  • Verify for the past 3 years
  • Must provide: Landlord Names, and phone number, email (if available) on the online application.

Criminal Background Check

SMART does check—Criminal, Sex Offender and Terrorist database

  • NO sex offenders
  • NO crimes—violent crimes, prostitution, domestic violence, possession of weapons or illegal drugs

Pets

MUST be 30 pounds & under & absolutely no violent breeds—ask SMART for the Pet Policy

  • 2 pets max
  • NO ferrets or snakes
  • NO Dangerous, poisonous or illegal pets
  • NO aquariums larger than 10 gallons

Emotional Support pets are NOT considered a Service Animal and not under ADA laws.

SERVICE ANIMALS ARE OF COURSE ACCEPTED AND WILL REQUIRE THE PROPER GOVERNMENT ISSUED DOCUMENTATION.
