COVID-19 FAQ

Dear SMART Owners & Tenants,

As we are all aware of the ever-changing life events regarding the Coronavirus, we wanted to take a moment to let you know what the plans are for SMART Property Management. We value life and safety for all concerned and especially for the SMART Team here in Las Vegas. SMART's office will be closed until the major threat has passed. We will be conducting business from our homes and continue to work remotely. We will be available via phone and email during normal business hours.

WE ENCOURAGE YOU TO TAKE THE TIME AND EMAIL SMART TEAM MEMBERS AND IF YOUR RESPONSE REQUIRES A PHONE CALL THEN THAT IS WHAT WE WILL DO. THE ACTUAL OFFICE WILL BE CLOSED TO THE PUBLIC. FOR BOTH OWNERS AND TENANTS - PLEASE MAKE SURE IN THE SUBJECT LINE YOU REFERENCE THE PROPERTY ADDRESS SO WE CAN ACCESS YOUR INFORMATION QUICKLY AND REMOTELY.

SMART will be suspending for the time being any and all inspections for lease renewals.

SMART will be suspending ALL non-emergency maintenance items BUT IF YOU HAVE A TRUE EMERGENCY - PLEASE MAKE SURE TO THE USE THE EMERGENCY LINE 702.743.8544. These emergencies include break-ins so SMART can secure the property, no heat, no air, water heater issues, refrigerator not working properly, floods and of course fire. IF YOU USE THE EMERGENCY LINE FOR A NON-EMERGENCY REQUEST YOU WILL BE CHARGED $100. LET'S BE SENSIBLE DURING THIS TRYING TIME FOR EVERYONE AND EVERYONE'S HEALTH.

SMART's office will be closed. The door is locked to the open public and will not be answered if you just "show up".

Move-Outs: If you are dropping off keys, please call the office number 702.750.9725 - an appointment will be set with you to make the arrangements or you can email Cindi Hall at [email protected]. DO NOT COME TO THE OFFICE - IT WILL BE CLOSED!

New Lease Signings: Everything will still be processed as usual but during this time we will be doing lease singings remotely and setting a day and time to meet to collect funds and pass off keys.

RENT PAYMENTS: WE ENCOURAGE YOU TO PAY RENT ONLINE AT WWW.MANAGEVEGAS.COM OR MAIL THE RENT BUT REMEMBER IT MUST BE IN OUR HANDS ON THE 1ST OF EACH MONTH. THE BUILDING MAY BE CLOSED TO THE PUBLIC, WE ARE WAITING TO HEAR FROM OUR LANDLORD. RENT CAN BE SENT TO:

SMART Rental Qualifications

The following are Southwestern Management And Realty Team’s (SMART) guidelines for renting a property through SMART. Each and every application will be reviewed by a member of SMART and could be adjusted depending on credit/income and the application itself. Please be truthful!

Rental Qualifications

  • Applicant MUST be 18 years or older and application fee is $65.00 per person and is non-refundable.

Credit

  • Minimum score of 650
  • No EVICTIONS in the past 5 years
  • No utility collections (gas, power, water)

Income Verification

  • Income MUST be 3 times the monthly rent for good credit 650+ and 4 times if applicant has poor credit but good income.
  • MUST be verifiable
  • MUST be with current employer for at least 6 months.
    **If self-employed—CPA financial statements and/or tax returns are acceptable.

Employment History

(you could be required to show proof if requested, paycheck stubs, etc.)

  • Verifiable employment history for the past 3 years
    **If self-employed/retired/not employed—can verify income with signed tax returns and/or bank statements.

Rental History Verification

  • Verify for the past 3 years
  • Must provide: Landlord Names, and phone number, email (if available) on the online application.

Criminal Background Check

SMART does check—Criminal, Sex Offender and Terrorist database

  • NO sex offenders
  • NO crimes—violent crimes, prostitution, domestic violence, possession of weapons or illegal drugs

Pets

MUST be 30 pounds & under & absolutely no violent breeds—ask SMART for the Pet Policy

  • 2 pets max
  • NO ferrets or snakes
  • NO Dangerous, poisonous or illegal pets
  • NO aquariums larger than 10 gallons

Emotional Support pets are NOT considered a Service Animal and not under ADA laws.

SERVICE ANIMALS ARE OF COURSE ACCEPTED AND WILL REQUIRE THE PROPER GOVERNMENT ISSUED DOCUMENTATION.
